Article 1 - This contract is granted to the tenant as tourist and seasonal.
Article 2 - Duration of stay: The tenant signing this contract for a fixed period shall in no circumstances acquire any right to maintain occupancy at the end of the stay.
Article 3 - Conclusion of contract: This reservation becomes effective as soon as the tenant has sent the owner a deposit of 30% of the total rental amount (Paypal possible, ask the owner. The owner will confirm receipt of the contract within 5 days by email.
The lease agreement between the parties hereto shall in no way benefit third parties, natural or legal persons without written agreement of the owner.
Article 4 - Cancellation by the tenant: Cancellations must be notified by registered letter to the owner.
a) Cancellation before arrival at the scene: the deposit remains with the owner. The owner may request the remaining balance if the cancellation occurs less than 30 days before the expected date of arrival.
b) If the tenant does arrive within 24 hours after the start date indicated on the contract, and has made no contact with the owner, this contract becomes void and the owner may let the house to another third party. The deposit also remains the owner who will claim the balance of the rent.
c) If the stay is shortened: the rental price remains unchanged. There will be no refund or reduction in rent.
Article 5 - Cancellation by the owner: the owner will reimburse the tenant double the amount of any payments made.
Article 6 - Arrival: The tenant must present himself on the specified day and time stated on this contract. In case of late or postponed arrival, the tenant must notify the landlord.
Article 7 - Payment of the balance: the balance of the rent is paid one month before check-in at the premises.
Article 8 - The cleanliness of the cottage on arrival will be found in the inventory. Cleaning of the premises is the responsibility of the tenant during the rental period and before his departure.
You can order a final cleaning package by informing us within 48h on arrival.
(Service cost 80 €). In this case it is requested, you would empty the bins and clean the kitchenette.
Article 9 - Deposit or bond: on the arrival of the tenant, the owner requires a deposit in the amount of 300 euros. The deposit will be returned, less the cost of any damage or breakages noted.
If the tenant leaves early (before the time mentioned in the contract), preventing agreement on the condition of the property on the day of departure of the tenant, the deposit will be returned by the owner within one week, after deducting the cost of any damage or breakages noted.
Article 10 - Use of premises: The tenant will ensure the peaceful use of the tenancy and make use of it only in the designated places.
Article 11 - Capacity: This contract is for a maximum capacity of 8 persons. The owner reserves the right to grant or refuse any additional person.
Article 12 - Animals: This contract specifies that no pets are allowed. In case of non-compliance with this clause by the tenant, the owner will refuse all animals.
Article 13 - Insurance: The tenant is liable for all damage caused by him. It is advised to take out a holiday insurance policy for these various risks.
Article 14 - Payment of expenses or options: at departure, the tenant must pay the owner all charges provided for in this contract not included in the holiday price.
The amount is established based on the calculation mentioned in the contract and in the description.
Article 15 - Disputes: Any complaint regarding the stay should be addressed promptly by letter to the owner, who will try to find an amicable agreement.
Article 16 - Space-Pool: The pool when used by children is the sole responsibility of the parents. Children must be under the supervision of a responsible adult who can swim (to avoid any risk of accidents, we ask you to specifically supervise young children). Children should under no circumstances be alone at the edge of the basin. You are requested to lock the secure entry gate of entering or leaving the pool.
